Terms and Conditions

1. Scope of Services

Future Leap Realty Limited provides an online property listing platform facilitating connections between:

• Users (Buyers/Sellers)
• Agents
• Franchise Holders

The Company acts solely as an intermediator and does not engage directly in any real estate transaction.

2. Listing and Leads

• Users, Agents, and Franchisees may list properties on the Platform.
• Company provides leads to Agents and Franchisees for a non-refundable fee.
• The Company does not guarantee conversion of leads or closure of any deal.
• All deals are strictly between the Seller/Buyer and Agent or Franchise, and the Company shall not be held liable for any part of the transaction.

3. Commission and Subscription Fees

• The Company does not charge commission from Agents.
• Franchisees will share 20% of their deal commission with the Company; 80% remains with the Franchisee.
• Any attempt by a Franchisee to withhold the Company’s share will result in account suspension, legal action, and a penalty of ₹10,00,000 (Rs. Ten Lakh Only).
• Subscription fees (Agent or Franchise) are strictly non-refundable.
• Money once paid will be forfeited in case of violations or suspensions.

4. Franchise Restrictions

• Franchise holders are strictly prohibited from taking Agent or Franchise subscriptions from any competing real estate platform.
• The Company reserves the right to appoint new Franchisees at its sole discretion.

5. Data Usage

By using our services, you consent to the Company collecting and using your data (name, mobile number, email address) for:

• Providing leads to Agents/Franchisees
• Facilitating communication between parties

6. Responsibility and Disputes

• Company is not responsible for:
• Listing accuracy
• Fake listings posted by any party
• Listing prices (subject to change at the discretion of the lister)
• All disputes between:
• Buyer/Seller and Agent or Franchise
• Agent and Franchise
• Must be resolved by the concerned parties. The Company may assist in dispute resolution, but is not legally bound to do so.

7. Violations and Suspensions

• Violation of any terms by a User, Agent, or Franchise may result in account suspension without refund.
• Users must report issues or violations within 7 days of occurrence.
• If a Franchisee/Agent/User is found violating terms even after company response, their account may be permanently suspended.

8. Boosting and Pricing Policy

• Company reserves the right to change pricing, including lead and property boosting charges, at any time without prior notice.
• All changes to the Terms will be updated on this page.

9. Platform Eligibility

Users must be 18 years or older, or use the Platform under parental guidance.

10. Property Listing Disclaimer

Property listings on the Platform are user-generated.

Company does not verify or approve 100% of listings and bears no responsibility for listing validity.

11. Limitation of Liability

• Any damages or losses from property transactions
• Any delay, failure, or inaccuracy in property information
• Any action taken based on Platform content or service

12. Governing Law and Jurisdiction

These Terms shall be governed by and interpreted in accordance with the laws of India. Courts in Ludhiana, Punjab, shall have exclusive jurisdiction.

14. Modifications

The Company reserves the right to change these Terms at any time. Continued use of the Platform after any such changes implies acceptance of the new Terms.
